During the process, The Greenspan Co./Adjusters International also was retained by several of the tenants in connection with handling their individual policy losses. Although there is a theoretical conflict of interest situation, we felt that The Greenspan Co./ Adjusters International handled the matter in an even handed manner and was able to negotiate with the respective insurance companies, to resolve the matter to everyone's satisfaction. In fact, it was our experience that it was of assistance to have the same company representing all interests involved, as there was the ability to coordinate the efforts of the parties in a more efficient manner. We have now settled all of the matters arising from said fire loss and we can truthfully state that we are most pleased with the results obtained, not only for Hollywood/Edgemont Company as lessor, but for the tenants who were left with positive feelings as between the Landlord and the tenant which we feel will benefit the center in the long term.

In particular, we would like to thank both Paul Migdal and Jim Warren for the tenacity and perseverance that they demonstrated while helping us settle our large and cumbersome fire insurance claim. Our claim included both the structure and restaurant equipment resulting in prolonged negotiations with our insurer regarding replacement cost vs. market value, loss of non-conforming zoning use and relentless, non-productive investigations into the cause of the fire. Negotiations that we, the owners, were not prepared to tackle ourselves, either knowledgeably or emotionally. Paul and Jim were able to keep our spirits up while we dealt with the excruciating process of proving our claim, all without the necessity of legal intervention and the added expense of full legal representation.

We were 2 months into the claim, exhausted, devastated, and felt abandoned. "Like a good neighbor, State Farm is there" is the motto . If that's the case, we had a horrible neighbor, and they were clearly looking out for number one, and we were not even the negligent party… Please note that we had no intention of using a public adjuster at first, or think that we would need one… We were naïve and thought things would go smoothly.

Their integrity is beyond reproach. Without them, we could never have been able to settle the claim, either in our company or the one I was previously with…It was with their complete help and guidance that the claim was settled as amicably and efficiently as possible.
